September 2026 GTA Market Update

September brought another cautious month for the Greater Toronto Area housing market, with buyers and sellers continuing to take a wait-and-see approach amid uncertainty around the economy, inflation, and borrowing costs.

According to the Toronto Regional Real Estate Board (TRREB), GTA REALTORS® reported 5,040 home sales through the MLS® System in September 2026, representing a 9% decline compared to September 2025.

At the same time, 16,500 new listings entered the market, down 14.4% year-over-year.

The numbers point to a market where both buyers and sellers are showing caution.

GTA Home Sales Continue to Slow

September's 5,040 sales marked a noticeable decrease from the same month last year. On a seasonally adjusted basis, home sales also declined compared with August 2026.

One of the key factors behind this slower activity is continued uncertainty.

Potential buyers are watching the economy closely, particularly employment conditions, inflation, and the cost of borrowing. Even though home prices have become more affordable compared with previous years, affordability is about more than the purchase price.

For many buyers, confidence in their future income and borrowing costs is just as important.

New Listings Also Declined

It wasn't just buyers who remained cautious.

The GTA saw 16,500 new listings in September, a 14.4% decline from September 2025. New listings also decreased month-over-month on a seasonally adjusted basis.

This suggests that some homeowners are also choosing to wait rather than list their properties in the current environment.

For buyers, fewer new listings can mean fewer opportunities to choose from. However, it can also create opportunities for those who are prepared to act when the right property comes along.

GTA Home Prices Are Down Year-Over-Year

Prices continued to move lower in September.

The MLS® HPI Composite benchmark price decreased 4.7% year-over-year, while the average selling price was $1,006,409, down 5.1% compared with September 2025.

Both the MLS® HPI Composite benchmark and average selling price also edged lower compared with August on a seasonally adjusted basis.

For buyers who have been waiting for a more affordable GTA housing market, this is an important development.

But lower prices don't necessarily mean every property is a good investment.

What Does This Mean for GTA Buyers?

The current market may offer opportunities for buyers who are financially prepared and have a clear strategy.

Rather than simply asking, "Is the market going up or down?", buyers should also consider:

  • Is the property priced appropriately?
  • Does the property have renovation potential?
  • Can improvements create additional value?
  • Is the location likely to remain desirable?
  • Does the lot have future development potential?
  • Could the property work as an investment or income-producing asset?
  • What does the long-term holding cost look like?

In a market where buyers have more negotiating power and prices have declined from previous levels, understanding the potential of an individual property becomes increasingly important.

What Does This Mean for Investors?

For investors, a slower market can create opportunities—but only when the numbers make sense.

Properties that may have been overlooked during a competitive market can become more interesting when buyers have additional time to conduct due diligence and negotiate.

This could include fixer-uppers, properties with renovation potential, multi-unit opportunities, larger lots, and properties where value can be added through improvements or redevelopment.

The key is to look beyond the current condition of the property and understand what it could become.

Pent-Up Demand Remains

Despite the slower sales activity, TRREB notes that there is substantial pent-up demand in the GTA.

Many households still intend to purchase a home in the coming months. However, buyers want greater confidence that their employment situation will remain stable and that inflation won't put additional pressure on borrowing costs.

This means that market activity could change relatively quickly if consumer confidence improves.

Housing Policy Could Also Impact the Market

Housing affordability and supply remain major issues across the GTA and Simcoe County.

With the upcoming municipal election, decisions around housing supply, affordability, development, and the costs associated with buying a home could influence the market over the next several years.

Municipal policies can have a significant impact on the cost of housing and the ability to create additional supply.

The Bigger Picture

September's numbers tell us that the GTA real estate market remains cautious.

Sales are down. New listings are down. Prices are lower than they were a year ago. And many buyers are still waiting for greater economic certainty.

But a slower market doesn't automatically mean there are no opportunities.

For buyers, investors, renovators, and builders, the more important question may be:

Where is the opportunity within the market?

A property that doesn't immediately stand out may have renovation, income, lot, or redevelopment potential that isn't reflected in the initial listing.

As the GTA market continues to evolve, understanding the numbers is important—but understanding what those numbers mean for a specific property can be even more valuable.
