Some real estate opportunities never reach the public market. Whether you're a house flipper, builder, developer, or long-term investor, finding properties before they appear on MLS can help you uncover opportunities that other buyers may not see.
At Find GTA Listings, we're interested in connecting investors and buyers with off-market opportunities throughout Southern Ontario, including properties with renovation potential, estate sales, redevelopment opportunities, and wholesale deals.
What Are Off-Market Real Estate Properties?
An off-market property is a home or investment property that is not publicly advertised for sale through the Multiple Listing Service (MLS). Opportunities may originate from:
- Private homeowners interested in selling directly
- Real estate wholesalers and investor networks
- Estate sales and inherited properties
- Distressed properties requiring significant renovations
- Landlords selling rental properties
- Builders and developers selling privately
- Investors looking to assign purchase contracts
- Owners seeking a discreet sale
Not every off-market property is a bargain, but some may offer attractive investment potential when purchased at the right price.
Looking for Properties 15%–30% Below Market Value?
Our focus is on identifying potential investment opportunities priced approximately 15%–30% below an estimated benchmark value, whether that is current market value or after-repair value (ARV). Those two measures are different and must be evaluated separately.
For example, a property with an estimated ARV of $900,000 might be offered between $630,000 and $765,000—15%–30% below its projected renovated value. That does not necessarily mean it is 15%–30% below its current as-is market value.
What Is ARV in Real Estate?
ARV (After Repair Value) is the estimated market value of a property after planned renovations or improvements have been completed. Investors commonly use ARV to evaluate fixer-uppers, distressed properties, and house-flipping opportunities.
| Investment Estimate | Amount |
|---|---|
| Estimated ARV | $900,000 |
| Potential purchase price | $675,000 |
| Renovation budget | $100,000 |
| Purchase + renovations | $775,000 |
| Difference from ARV | $125,000 |
The $125,000 difference is not net profit. Investors must also consider financing, Ontario land transfer tax, legal fees, holding costs, selling expenses, taxes, and unforeseen repairs. ARV should be supported by comparable renovated sales in the same neighbourhood.

Attention Ontario Real Estate Wholesalers: Have an Off-Market Deal?
Are you a real estate wholesaler in Ontario with a property under contract or an assignment opportunity? We're interested in hearing from wholesalers, private sellers, investors, and other real estate professionals with legitimate off-market opportunities.
When submitting a deal, include:
- Property address and municipality
- Asking price or assignment price
- Estimated ARV and supporting comparable sales
- Approximate renovation budget
- Photos and property condition
- Closing date and occupancy details
- Your contractual interest and authority to market or assign the property
We can review submissions to determine whether they may be suitable for interested buyers. All transactions and marketing arrangements must comply with Ontario law and applicable brokerage requirements.
What Types of Investment Properties Are We Looking For?
Fixer-Uppers
Homes requiring cosmetic updates, major renovations, or significant repairs.
Distressed Properties
Homes with deferred maintenance, structural concerns, or other issues that may make them less attractive to traditional buyers.
Multiplex Opportunities
Properties with potential for legal additional dwelling units or conversions, subject to zoning, permits, and approvals.
Estate Sales
Properties sold by estates or beneficiaries, especially homes requiring modernization.
Wholesale & Assignment Deals
Legitimate assignable purchase agreements that may provide opportunities for investors.
Development Lots
Properties with potential for severance, infill development, or additional residential units, subject to zoning and municipal approvals.
Why Work With a Licensed Ontario REALTOR®?
Off-market transactions can involve additional considerations compared with traditional MLS purchases. A licensed real estate professional can help investors assess comparable sales, estimate property values, understand transaction terms, and coordinate due diligence.
Whether you're purchasing your first fixer-upper or expanding your portfolio, careful analysis is essential.
